Demilec Insulation Removal in San Diego: What to Know First
Demilec insulation removal in San Diego typically takes one to two days, and most jobs run between $1,200 and $4,800 depending on square footage, access, and how the existing foam was applied. We’re an independent Demilec service provider – not a factory warranty center – so we make removal decisions based on what’s actually in your attic, not what a manufacturer script says. This page is for San Diego homeowners who have Demilec spray foam or injection foam that needs to come out, whether it’s failed, water-damaged, or just done its time. Call (619) 793-3676 for a written quote before any work starts.

How Demilec Products Fail – and How We Fix Them
Demilec makes solid foam products, but San Diego’s coastal humidity and attic heat cycles expose real failure patterns. Here’s what we see on removal jobs, by product line:
- Heatlok HFO and Heatlok High Lift closed-cell foam – shrinkage and adhesion loss. We’ve pulled Heatlok out of attics in Clairemont and Chula Vista where the foam had shrunk back from the rafters by a quarter inch or more. The cause is usually installer error on the day of application – substrate temperature too low or off-ratio mix – not a defect in the chemical itself. The fix is full mechanical removal, because re-foaming over loose, shrunk foam just hides the gap. Chase Whitaker has seen enough of these jobs to spot the failure in the first five minutes of an attic walkthrough.
- Sealection 500 open-cell foam – moisture retention and mold. Open-cell foam breathes, which is fine in a dry climate. Along the San Diego coast, though, humid marine air gets pulled into attics and the foam holds that moisture against the framing. We get calls from Ocean Beach and Point Loma where the foam is damp to the touch and the roof decking behind it is starting to stain. Open-cell Demilec that’s been wet for more than a season usually needs to come out – drying it in place rarely works, and the mold risk isn’t worth the gamble.
- Demilec Agribalance – pest and rodent damage. It’s formulated from soy-based polyols, and we’ve noticed rodents in San Diego will chew through it the way they’ll chew through any open-cell foam. The failure isn’t the product’s fault, but the removal process is the same: cut out the damaged sections, check the wiring for chewing, and replace with a closed-cell product if the homeowner wants better pest resistance. We don’t upsell that change, we just lay out the trade-off.
- Heatlok Soya – brittle foam at the edges of the application area. This one shows up on retrofit jobs where the foam was applied over old fiberglass batts. The foam skins over fine, but the edges get brittle and crumble, especially in unconditioned San Diego attics that swing from 45 to 120 degrees over the year. Crumbled edge foam is actually a manageable removal – it breaks away cleanly and the underlying batts can often be salvaged. We’ll tell you if that’s the case before we recommend a full teardown.
- Off-ratio Heatlok – the permanent bad smell. If Demilec foam was sprayed with a gun that wasn’t heated correctly or mixed at the wrong ratio, the chemical reaction never fully completes. The tell is a persistent fishy or amine smell that doesn’t fade. Homeowners live with it for a year, then call us. The fix is full removal – no amount of ventilation or ozone treatment resolves an off-ratio spray. This is something Demilec’s own documentation doesn’t tell you, and it’s the most common reason we get called for a full Demilec teardown in San Diego.
Our Demilec Insulation Removal Process
Here’s how a Demilec removal job runs from the first call to the final photo, San Diego style:
- 1
Call and quote. You call (619) 793-3676, tell us what you’ve got – product type if you know it, square footage, and what’s going wrong. We quote a written price before anyone shows up. No surprise line items at the door.
- 2
Attic assessment. We inspect the foam’s condition, check for moisture, identify the Demilec line, and test adhesion. This tells us whether we’re doing spot removal or a full teardown.
- 3
Containment and prep. We seal off the attic access, lay down floor protection, and set up negative air if the job involves moldy open-cell foam. You’ll know exactly what we’re doing before we start.
- 4
Mechanical removal. We cut, scrape, and vacuum the foam out. Closed-cell Demilec comes out in chunks; open-cell comes out in pieces. Either way, it leaves your attic cleaner than it’s been in years.
- 5
Inspection and documentation. We check the framing, wiring, and decking underneath. If there’s rot, we flag it. Before-and-after photos go to you, not just to our file.
- 6
Replacement recommendation. If you’re re-insulating, we’ll give you honest options from our eight brands – including Demilec if it’s the right product – and a written price before any new material goes in. Every repair carries our 365-Day Done Right Promise: if it’s not right, we make it right. For a full year.
What Demilec Insulation Removal Costs in San Diego
Here’s what you should budget, based on jobs we’ve done across San Diego County:
- Spot removal (200 – 400 sq ft of failed foam): $900 – $1,800
- Partial attic removal (401 – 800 sq ft): $1,800 – $3,200
- Full attic teardown (800 – 1,500 sq ft): $3,200 – $5,500
- Full teardown plus mold remediation (open-cell moisture damage): $5,500 – $8,000+
The price moves based on three things: how much foam is up there, whether it’s open or closed-cell (closed-cell is denser and takes longer to strip), and how accessible the attic is. A low-slung 1960s Clairemont attic with a hip roof costs more than a wide-open track home attic in Scripps Ranch. We quote written prices before work starts and the number doesn’t change when the technician shows up.

Why San Diego Homeowners Call Laurel Attic Insulation San Diego for Demilec Work
You can find plenty of insulation companies that say they do removal. You’ll have a harder time finding one that can tell you the difference between Heatlok HLO and Sealection 500 and why that changes the job. That’s the gap we fill. Chase Whitaker grew up in the San Fernando Valley and trained in building construction and weatherization at Los Angeles Trade-Technical College, and he’s been doing insulation work for well over a decade. He’s worked bungalows in Hillcrest and new builds out near Miramar – San Diego housing doesn’t surprise him. We’re also the only insulation company in our market backed by the full Relay Visibility Guarantee: a written price before work starts, live technician tracking, and photo proof of every job. If Demilec isn’t the right replacement for your house, we stock quality alternatives – including Reflectix for radiant barrier applications – and we’ll tell you the trade-offs straight. Good insulation doesn’t announce itself – you just stop noticing your energy bill. We’ll get you there.
FAQs
If your Demilec product is still under manufacturer warranty, removal by any contractor – including us – may affect that warranty. We’re an independent Demilec service provider, not an authorized warranty contractor, so we can’t speak for Demilec’s warranty department. What we can do is document the failure thoroughly with photos and moisture readings so you have evidence if you choose to file a claim. The best move is to call Demilec first, then call us at (619) 793-3676 once you know where you stand.
Most Demilec removal jobs in San Diego are scheduled within 5 – 7 days of your call, and the physical removal takes one to two days. Off-ratio foam with an odor problem is often treated as an emergency, and we’ll do our best to get to you sooner. Call (619) 793-3676 and we’ll put the truck on the calendar. A live person answers, 24/7.
Removal alone is always cheaper, since replacement adds material and labor on top. But a bare attic loses a lot of conditioned air, so leaving it uninsulated is a different kind of expensive. We’ll give you a written quote for removal only and a separate number for removal plus replacement, and you decide. We never bundle them to inflate the bill.
Yes. We carry and service eight major insulation brands: Owens Corning, Johns Manville, Knauf, Rockwool, CertainTeed, Icynene, Demilec, and GreenFiber, plus Reflectix for radiant barrier jobs. If Demilec failed in your attic and you don’t want it back, we’ll recommend the best alternative for San Diego’s climate – not whatever we have sitting on the truck.
We protect your home with full containment and we’re careful, but if we cause damage, we own it. That’s what the 365-Day Done Right Promise covers: if it’s not done right, we make it right, in writing, on every job. You don’t have to argue with us. Call (619) 793-3676 to schedule a free estimate.
